Welcome to 226 Camp Street

Welcome to 226 Camp Street on the East Side of Providence.

An antique, East Side Colonial home, circa mid-1800's, with an addition added circa 1930's, the home is graceful and elegant with an engaging, old world charm. With three bedroom, one and a half baths, and an eat-in-kitchen, a lovely, private back yard and patio, 226 Camp is a hidden gem hiding in plain sight.

We professionally renovated and restored 226. Everything works like new with refinished wooden floors, granite, stone, and marble surfaces and stainless steel appliances that come with the house for asking price. We painted the interior and exterior with the highest quality designer paints from Sherwin Williams Paints.

Two-twenty-six Camp is offered at  $224,900, very competitively priced for a such a unique property of this quality.

226 Camp just recently went on the market. We are represented by Mr. Michael Snow, of Caldwell Banker Real Estate.

You can reach Mike at (401) 526-6506 or via email at mike.snow@newmoves.com .

Do your homework, run the comps, search the parameters (East Side, under $300,000, single family) and and see what is on the market. Then come look at 226, feel the character of the property, then, visit the other single family houses on the East Side market that are priced under $300,000. Then, if you are interested, put in your offer.

226 is a unique East Side property, a true one-of-a-kind, in Mt. Hope, the last affordable East Side neighborhood and the fastest gentrifying neighborhood in Providence. Appreciation in the coming years is almost guaranteed.

Com'on, let's have a look around the house.

Two-twenty-six Camp Street was built around 1900 and at some point in time an addition was added to the rear of the house creating a modern, large eat-in-kitchen.

This shot from the front of the house shows the fine plantings and the nice stone work around the front steps. The house is vinyl sided, which we cleaned and painted a vibrant red. We refinished the heavy wooden front door, probably original to the house, and painted the dusky hue of blue you see in the picture.

I took this shot from the right side of the front of the house again showing off the stone work, the wrought iron railing, and on the right deep in the shadows is a small flower bed planted with species that love shade.

This is the flower bed I mentioned on the right side of the house in a cool shaded area where it is perfect and convenient to store your City of Providence Trash Bin and Recyclable Container.

Trash pick-up is on Monday on the East Side and at 226 it is a quick and easy few steps to curbside.

They come early Monday morning in this neighborhood so don't forget to take everything out by 5 pm Sunday evening.

Just to the left look at the fine poured concrete work that make up the front steps. We painted the steps with a special paint in several complimentary hues to accent the house.

You can see that we were just watering the flower bed in the front of the house by the watering wand lying on the top landing.

Two-twenty-six features very nice plantings and landscaping but minimalist: it's a joy to work on because it is not too, too much work to keep up the property, but it is just sophisticated enough to be rewarding and relaxing.

Some of the species planted in front of the house include ornamental grasses, hoystas, day lillies, geraniums, hydrangea, and impatiens.

The front of 226 makes a powerful statement about the quality of the home.

Once again a view of the concrete steps, the top landing and the wrought iron railing.

Here we are peeking around the left side of the house down the drive to the one-car garage

 .

The garage is cozy for sure, just right for one car, but could easily be converted into a studio or workshop of some kind. There is plenty of head-room up top, storage racks up there, and shelving.

We resurfaced the driveway with a fresh, black coat of 5-year, heavy-duty asphalt sealer. Dirty work, but what a difference.

OK, com'on, let me take you inside 226 for the Grand Tour. But watch your step or you just might fall in love.

Once you enter through the front door you emerge into the main hallway.

If you continue straight after entering through the front door of 226 you'll continue down the 1st floor's main hallway and emerge in the dining room seen in the picture at the end of the hall.

You can see the light from the dinning room's chandelier reflected in the newly refinished oak floor of the hallway, this oak stained a darker, natural shade.

Behind the white door on the right, the 1'st floor's half-bath, in a convenient central location.

A very nice flow exists on the first floor as if the builder had a knack for feng shui.

If you turn left after entering the front door you will walk into the front parlour or living room.

This room features a fireplace with an iron grate and a marble mantle. The fireplace is ornamental, but a craftsman could turn it into a working fireplace if you're ambitious about sitting in front of a real fire.

We painted this room in a blue/green teal called Rainwashed, we installed the two wall sconces above the fireplace mantle, and the quarter-sawn oak floors, we sanded and refinished.

The glass door trimmed in a glossy white leads into the 2nd parlour.

The 2nd parlour at 226 would make a wonderful reading room, library/office or even a media room for big screen TV.

We installed compliment- ary, period wall sconces for lighting in the 2nd parlour.

This view from the corner of the 2nd parlour looks into the front parlour and through the door on the left looks right into the formal dining room.

In this parlour the quality of the finely laid oak floor really shines through.

Our next stop on our tour of 226: the formal dinning room.

The formal dinning room is a stunning room painted in a Chinese lacquer red to stimulate the appetite. We hung a gorgeous chandelier that has both electric light holders but also candlestick holders. The gloss white chair rail around the room accents the colors and the refurbished parquet floor.

In different light the dinning room takes on varying states of ambience; here the room is back -lit by the bank of three windows on the North side of the house and the window facing East.

And in this picture the light outside is dimmer and the room is filled in by photo-flash changing the hue of the walls.

Com'on, follow me, let's go into the eat-in-kitchen of 226 and make something to eat.

One enters the kitchen from the dinning room. We installed brand new oak floors in the large eat-in-kitchen. We installed the tile mural above the stove, and we painted the walls a lovely shade called Anju Pear.

There is room for a built in table or bar in the corner or for a free standing dinning table. Perfect for breakfast and lunch.

An Italian craftsman hand-crafted the ceramic tile mural that you see here above the electric range & stove. A colorful motif of a fruit basket.

To the right of the cooking range you enter a galley type kitchen area for food prep and storage.

This kitchen features granite counter-tops, a custom dishwasher, oak trim on the counter, a stone tiled floor, and hand stenciled cabinets.

The picture on the right shows off the stone tile floor, the hand-stenciled cabinetry and the custom fitted dishwasher.

Afternoon sunlight pours in through the full-sized window over the kitchen sink.

This kitchen holds abundant storage space for food and cooking paraphernalia.

To the left, shelves for knickknacks at the edge of the kitchen cabinets.

And to the right and below you can view a detail of the stenciling.

Speaking of detail, much attention has been paid to it, (detail) in the renovation of 226, as you can easily tell just by looking.

Below you can see where the fridge is.

A stainless steel refrigerator provides an interesting contrast to the natural materials in the kitchen, wood, granite, ceramic tile and stone. Here the "fridge" catches a ray of late afternoon sun.

Alright,
let's head
upstairs to
check out
the 3 bedrooms,
hall, and bath of

226.

The view
from the
top of the stairs
shows the small
landing
that could be used as a
staging shelf
for
object's d'art
or books
or you could
install
shelving.

Let me show you the master bedroom.

We painted the master bedroom in a shade of blue called Sapphire 3, by Laura Ashley Paints. Two walk-in closets, one larger, one smaller, provide plenty of storage for for most anyone except for maybe Carrie Bradshaw, of Sex in the City fame, and her Mahlo Blanco collection.

To the left you see a portion of the dramatic arched window looking out over the front of the house.

This stunning array of glass window is just waiting for an elegant, dramatic window treatment. The bedroom is a very comfortable size.

Acrosss the hallway from the master bedroom you walk into the first of two smaller bedrooms.

We painted this room the aqua blue you see, called Tame Teal, by Sherman Williams.

You can see the refinished, wide-plank heart of pine wood flooring to good advantage in this picture, and the interesting shape the ceiling structure makes.

Another view of the 2nd bedroom and one of its two windows and its closet.

We painted the 3rd bedroom a shade called Pink Sunset, by Ralph Lauren Paints.

The afternoon sun, streaming in through the window, plays marvelous tricks with light and color in this room.
